Wendell records nine deeds in July, but only four sale prices see daylight

Wendell recorded nine property transfers between July 3 and Aug. 1, but only four deeds listed a sale price. Disclosed prices ranged from $46,000 to $240,000, with a median of $140,000. The month's top sale was 62 Montague Rd. at $240,000, sold by Christopher Kranz and Darcy Flynn to William Kranz. Three of the four disclosed-price sales listed a bank or credit union as buyer, and Jennison Road saw two separate transfers. With more than half the month's deeds carrying no listed price, the data offers only a partial view of market conditions.
